If however you are stuck with a builder or choose to manage the project yourself, call us to discuss cost saving methods. Here are a few tips we have provided for you to keep in mind when renovating your home.

1. Always ensure your builder has all the licences, insurances and experience necessary. I have seen so many home owners taking on builders with unrealistic prices. The consequences are usually very upsetting. My most recent client told me about his previous renovation where a builder had built a roof half way, collected his money and ran off.

2.  Request at least 3 quotations from licenced builders. Requesting 3 quotes will usually give you a good idea of how much your project really costs. This will clearly define the outlier in the quotations. We suggest getting a detailed cost plan from MIAH Quantity Surveying before signing any contract. Our cost plans are structured in a user friendly and detailed format to ensure you have a good idea of what you should be paying. It is a very small price to pay for possibly a very large saving.

3. Read and I repeat READ the quotations from the builders, DO NOT look at the lump sum price and make a judgement. Builders know the tricks and usually have left items out so unless you read the quotes in detail you will not pick up these items. We strongly urge that you get expert advice on your quotations. Luckily we are here to help you and to protect your investments. Call us for advice on your quotations, we can be the estimators for you at a very small fee. Most renovation jobs will usually cost around 15 – 55% more than the quoted value due to variations. It is hence important to get expert advice.

4. Consider alternative building materials and finishes materials. A large sum can be saved by simply choosing to use a different building material. There are a number of cost effective, durable and reliable substitutes out there that can prove to be much more affordable than the typical double brick. Let me illustrate with an example, It costs around $100 per m2 to supply and install your average floor tiles, you could substitute this with good floor boards or carpet at only $42 per m2. That’s a difference of $58 per m2!! So if you have a house with a floor area of 150m2, that’s a saving of $ 8700!
